Instruction

The first step is to contact us to discuss your requirements. Ideally we would like to meet you first so that we can discuss your relocation in detail. Assuming you are able to do this, the initial meeting is free and there is no obligation to instruct us.

Most relocation clients instruct us from overseas. We like to have a conversation with you so that we can establish your exact requirements and we will answer any questions you might have and take a detailed 'wish list' which we will use as our brief. From this we can suggest areas which we think will work for you and describe them over the phone.

We will take into account everything you need from proximity to workplaces, schools or outside space to golf courses and sailing clubs - whatever is important to you. Even if you know London and the South East well, we can update you on current market conditions in the areas in which you are interested. We will explain ways of maximising value within your budget and in the areas you have selected. We have found a home in zone 1 for clients who felt they could only afford zone 2 and have found ways for a client who thought he wanted to live in zone 1 feel happy in zone 5 where his wife's dream home was located.

Search

In Central London there are often 60 agents dealing with properties in a small area and in some areas there are many more, so before we speak to them all on your behalf, we need to know you are serious about finding a new home. Therefore we charge a retention fee of £850 plus VAT at which point we will commence your relocation search immediately. Depending on your circumstances, methods we may use to find a home for you include:

  • Existing contacts and knowledge of 'off-market' property
  • Estate Agents and Lettings Agents
  • Local Developers
  • Auction Houses
  • Private Vendors and Landlords
  • Leafleting
  • Advertising

We will contact all relevant agents on your behalf and remain in contact with them to ensure we are always at the front of the queue to see new properties to market which fit your brief. We also seek out agents who are off the beaten track but who may have just what you are looking for. In short, we leave no stone unturned in the search for your next home.

Selection

From our property search we will draw up a shortlist of properties which we think fulfil your brief and which we suggest you see. We will discuss them with you initially and we will have previewed all of these to make sure they fit your exact requirements.

So if you have briefed us to find you a home 40 minutes commute door to door from your office with direct views of open land or green space and a large garden in which you can grow vegetables, we won't take you to see anything else!

Similarly if you want a high spec city pad with 270 degree views of theThames and all the latest boys toys - just let us know and we will find the best for you within your budget. We will provide you with examples of properties we have discounted and explain the reasons we don't think they are suitable.

We will normally preview all homes we show you and will accompany you on all viewings at a time to suit you. Although we understand that a home has to 'feel' right, we will always be the objective voice of reason and will guide you to help ensure you are making a considered investment, as well as purchasing a home. In the current climate, it is even more important than usual to pay the right price and buy the right property in the right place. We have the experience to help you do this.

We will continue with our property search on your behalf until you find the perfect home and have an offer accepted. We will be in contact with you regularly, normally daily or bi-weekly if you prefer. With our help most serious buyers will find their ideal home within six weeks regardless of the nuances of the property market at the time, and some clients find their new home on their first outing with us. Even if it takes you a while to decide what you need or you have unusual requirements, we are confident of our ability to find you a new home within 6 months - normally our clients move within three months of our first meeting but our record is 3 weeks!

Failure to find the right home quickly has been catastrophic for many first time buyers in recent years and has resulted in potential buyers being priced out of the market place.  Now buyers are concerned about negative equity or making a bad investment.  We don't want that to happen to our clientsm but the trick is to buy the right property in the first place!

Negotiation to Completion

We will conduct the negotiations on your behalf to ensure you pay the right price for your property. We will enter negotiations with a full knowledge of local market norms and forewarned about issues which are likely to affect the property in the future and which are normally only discovered during the property searches, often days before exchange. Our in-depth knowledge ensures clients get the best deal, even when other offers are on the table. Our research minimises the risk of a sale falling through at a later date: 40% of sales fall through in London and the South East! We will be your sole point of contact after an offer has been made and will liaise with all parties on your behalf to ensure the conveyancing process runs smoothly and leads to completion within the timescale you set.

Naturally we will be there on the day of the move and can do everything from organising and overseeing the removal men so that you can spend the day elsewhere, to recommending builders, gardeners etc or simply making you a cup of tea.
